BOUNDARY SURVEY
A boundary survey is the measuring of and determination of the size and physical location of a parcel of land that has been described either graphically (Plat) or in writing (Deed).
Boundary surveys are needed whenever there is a need to know the physical location of a property line. This can occur when there is a dispute between adjoining property owners, or if a structure is going to be constructed. Many times it is also a requirement for a loan or refinance on a subject property, to protect the mortgager.

TOPOGRAPHIC SURVEY
A topographic survey or a "Topo" survey is a survey of the natural and selected man-made features of a portion of the earth's surface by remote sensing and/or ground measurements to determine horizontal and vertical spatial relations.
Topo is typically used for graphically depicting the surface of a particular parcel of land and any man-made features and elevation changes.

SUBDIVISION PLATTING
The primary purpose of subdivision platting is to take a large parcel of land and divide it into smaller parcels of land. This type of service is needed when a property owner has a large tract of land they would like to convert into smaller tracts.

LAND DIVISION
The primary purpose of Land Division is to take a larger parcel of land and divide it into smaller parcels of land, usually to sell or divide among family members. The laws regulating land division are different from Subdivision Platting and many times can be accomplished without City or Town approval.
There are regulations dealing with setbacks, road frontage, acreage, soil tests and other requirements that must still be meet to legally satisfy State and Local requirements. Additionally new Deed Descriptions will need to be written and recorded.

ALTA / ACSM LAND TITLE SURVEY
ALTA/ACSM Land Title survey is a boundary survey based upon surveying standards jointly established by the American Land Title Association and the American Congress on Surveying & Mapping. It is a Boundary Survey based on a commitment to insure title.
All instruments of record are plotted on the survey, allowing an attorney or owner to see any potential problems or encumbrances.
This type of service is often required for real estate transactions with extensive or high monetary value, usually within the realm of commercial real estate.

WETLAND DELINEATION
Wetland delineation is the location of the wetland boundary as set by consultants and state agencies, such MDEP and BLWQ. This includes depicting said location relative to the property boundary and state plane coordinates.
This type of service is needed whenever a parcel of land is being developed and it is necessary to locate any existing wetlands on the site. This is done to prevent the destruction or disturbance of the existing wetlands.

EXPERT WITNESS
Being an expert witness means providing expert testimony in boundary determination and reconciliation, and remediation in boundary disputes, right of way location, computation, and mapping. It also includes providing mapping and surveying expert reports and testimony for judges, attorneys, lawyers, law firms, insurance companies, and government agencies in Federal and State court trials and arbitrations.
This type of service is typically only needed in boundary disputes, but can also be used in other circumstances.
